When it starts

• We talk about what you are looking for. We talk about your budget and explain what is possible.
• We take you around the island and show you what is for sale within your budget.
• We answer any particular questions you might have by interacting with the local government and/or the owner when needed.
• We can negotiate with the owner if you want to make an offer that is lower than the advertised price. Be prepared that the price will seldom change.
• We can suggest a lawyer who will take care of your sale or lease agreement.
• We can start planning your house (if you want to build with us) and give you an approximate price for the project.
• We draft your Sales & Purchase Agreement if you intend to make a 10% down payment to reserve the plot. We are there with you when this is being signed between you and the owner.
• We are with you at the Land Office in Laem Ngop when the transfer of the land is made official.

Once you own

• We build your house if we agree to do so, or
• We make changes to the house (if required and if you bought a property with a house).
• We do the ongoing maintenance if you have commissioned us.
• We sub-rent your property when you are not there and have agreed to do so: publishing it on rental channels such as Booking.com and Airbnb, welcoming the guests, check-in, check-out, and cleaning.

What do our pre-sales efforts cost?

Our efforts (except travel expenses to the mainland if travel is needed) are free of charge.

We receive a commission from the owner with whom we have an agreement. You can, of course, talk directly with the owner, but consider that this will not change the price and you will have to take care of the tasks described above yourself.

Do not underestimate the task, since you are planning to buy property on an island with no car connection to the mainland. Everything is slower, travelling costs time and money, and local customs might not be what you expect and might also be different from what you already know from other places.
